How to read these numbers (when published)
Median sale price is the middle of all closed sales last month — half above, half below. It moves less abruptly than averages and is the standard market indicator.
Days on market is the median time a listing sat before going under contract. Below ~30 days typically indicates a seller's market; above ~60 typically indicates a buyer's market.
Active inventory is the number of homes currently for sale. Lower inventory generally means more competition for buyers; higher inventory means more selection and negotiating room.
Year over year compares this month's median price to the same month a year ago, controlling for seasonality.
