What It Actually Costs to Sell in Pennsylvania

Standard PA seller costs
- Agent commission — negotiable; commonly 5–6% of sale price split between the buyer's and seller's agents.
- Pennsylvania realty transfer tax — 1% state + 1% local (typically 2% total, split 1% / 1% between buyer and seller in most townships).
- Title and settlement fees — $300–$700.
- Mortgage payoff — your loan balance plus per-diem interest through the closing date.
- Property tax proration — you owe through the closing date.
- Optional: pre-listing inspection, staging, repairs, seller assist (credit toward the buyer's closing costs).
Estimating net proceeds
A rough rule: subtract roughly 7–8% from sale price for commission + transfer tax + fees, then subtract your mortgage payoff. Your agent can produce a written net sheet at any offer price.
